The Situation

The challenge was to hedge real estate investments and be part of the fastest growing ecomony without taking huge risks.

This was a 3 year project. Target market being India and Project size of £1 million.

 

The Task

Scope was to procure land in/around New Delhi, manage tirnkey construction of 4 independent floors and rent them out to Corporate clients for their employees/residential use. This would provide long-term rental yield, currency hedge and exposure to growth from Investing in India.

Renumeration models discussed were partnership, retainership and sweat equity. Chosen model is confidential.

 

The Action / Approach

I managed to procure the land in prime Gurugram location, just a few miles from New Delhi.

I screened local construction companies and engaged them, planned the entire project, managed its end-to-end execution and handed it over upon successful completion.

A local team was hired for the execution of this project.

 

The Result

The project is already profitable due to the appreciation of land prices and the rental yield is an additional icing on the cake.
